For Property Owners
Emergency Cleanup Checklist
If you're facing a biohazard situation on your property, follow this checklist to keep everyone safe, protect your insurance claim, and prepare for our crew. Download it, print it, and keep it on hand.
1First 5 Minutes — Make It Safe
- Evacuate everyone from the affected area, including pets.
- Keep all people away — do not let anyone re-enter the room.
- Do NOT touch, clean, move, or remove anything in the scene.
- If this is a crime scene, do not disturb it — wait for law enforcement to release the property.
- If safe and NOT a crime scene, open a window to ventilate; otherwise leave the area closed.
2Protect Yourself & Others
- Avoid all contact with blood, bodily fluids, waste, or drug residue.
- If you must be near the area, wear disposable gloves and an N95 mask — but do not attempt cleanup.
- Bag and seal any clothing that may have contacted the hazard separately; do not wash with other laundry.
- Wash your hands thoroughly with soap and water after leaving the area.
3Document Everything (For Insurance)
- Take photos and video of the scene from a safe distance — do not enter to get closer shots.
- Note the date, time, and what happened in writing.
- Save receipts for any emergency expenses (hotel, clothing, etc.).
- Do NOT discard or dispose of anything until your insurance adjuster authorizes it.
4Contact the Right People
- Call 911 Bio Cleaning 24/7 at (844) 393-2902 — we dispatch within 1–2 hours.
- Call your insurance carrier to open a claim and get a claim number.
- Notify your property manager or landlord if you do not own the property.
- If needed, reach the 988 Crisis Lifeline (call/text 988) or VictimConnect at (855) 484-2846.
5What NEVER to Do
- Never use bleach or household cleaners on biohazards — they don't disinfect properly and can create toxic reactions.
- Never vacuum a biohazard area — it aerosolizes pathogens into the air.
- Never use a carpet shampooer or wet-vac on contaminated material.
- Never move or remove evidence, even if it looks damaged beyond use.
6Before Our Crew Arrives
- Secure the area and restrict all access until we get there.
- Keep children and pets away from the scene.
- Have your insurance policy and claim number ready if you have them.
- Clear a path from the entrance to the scene for our unmarked vehicle and equipment.
7After Cleanup Is Complete
- Request and keep the certificate of completion for your records and insurer.
- Confirm your insurance claim has been filed and documentation sent to your adjuster.
- Review the remediation report and before/after documentation packet.
- Save all paperwork — you may need it for property resale or future claims.
